The attraction of Protaras and free Famagusta in general is expected to be the marina of Paralimni, which is estimated to contribute to the extension of the tourist season. Today, the flow of tourist current in the area takes place almost exclusively in the summer months, with the result that during the winter most hotels remain closed.
In addition to boosting tourism on a year-round basis, the marina is expected to contribute to the development of maritime tourism, while it is estimated that it will attract investors and bring further economic growth.
The marina will include 300 berths and mixed development with residential, commercial uses, as well as recreation areas in the area of Pernera, in the Municipality of Paralimni. The mixed residential and commercial development will include houses (123 apartments and four villas), shops, restaurants (restaurants, cafes, etc.) and well-designed spaces, outdoor public and private spaces. It also includes 535 parking spaces (427 underground spaces and 108 above ground spaces).
The cost for the construction of the project is estimated at € 110 million, which will be covered by a combination of equity of the Development Agency, as well as by revenue stream from the pre-sale of real estate (mainly from residential facilities).
In addition to the owner company PMV Maritime Holdings Ltd, partners in the project are J&P, Marina Projects Ltd, as well as Nicolaides & Kountouris Metal Company Ltd. The architects of the project are the British house Harper Downie Creative Architecture in collaboration with Kythreotis Architects and for the landscape art the house Camlins.
For the purposes of licensing the project, the Environmental Impact Assessment Study (MEEP) was submitted to the Environmental Authority for the development of the Paralimni marina, in the Pernera area in the Municipality of Paralimni, Famagusta province. The MEEP has been prepared by IACO Environmental & Water Consultants Ltd, on behalf of PMV Maritime Holdings Ltd.
The main purpose of the proposed project is to create a marina of high standards, with safe and easy access and navigation by yachts, combined with high quality facilities and services, so as to attract visitors to the area throughout the year.
The project area is located on the Southeastern coastline of Cyprus, in the Municipality of Paralimni, in the area of Pernera, close to the center of Paralimni (about 5 km northeast) and north of the peninsula of Cape Greco.
The natural creek, also known as "Luma Bay", was determined as the ideal location for the development of Paralimni marina, as well as the adjacent land which has been allocated for development. The project area, which is located between Siren Bay and the Golden Coast Hotel, occupies an area of 29.000 m2 and fits harmoniously between a) an area of 13.000 m2 to the west which will be maintained as a natural park (public green space) and b) of the picturesque Pernera fishing refuge in the south.
Creating a space with safe access and navigation of pleasure boats, in combination with the land facilities and services that will be created, will be able to significantly meet the needs of pleasure boats in the area and at the same time contribute to the economic and tourist development of the area. The project will have significant benefits for both the local and national economy, with the creation and provision of high quality services, the strengthening of tourism on a full-time basis, the development of residential units in the area, the provision of facilities for commercial, cultural and sports use. rental of berths and finally the creation of new jobs.
Paralimniou Marina does not compete with other marina developments, but instead strengthens the growing network of luxury marine destinations in Cyprus and contributes significantly to the accessibility to the beautiful coastline of Protaras.
