Before the authorities are the plans for the construction of a 4-star hotel unit with a capacity of 452 beds, owned by the company ANASTASIA TSOKKOY ESTATES LTD in the Municipality of Sotiras in the province of Famagusta.

The capacity of the proposed project will amount to 452 beds and is expected to operate all year round. The proposed project is an investment of 8 million euros, which will result from private funds. This investment will be made in the tourism sector, which is one of the most important pillars of the Cypriot economy. The proposed project will be developed in a rapidly developing tourist area, very close to the Ayia Napa Marina under construction.

The proposed project is located within the boundaries of the Municipality of Sotiras Famagusta, in an area that falls within the tourist zone T2a. The proposed development falls under Chapter 9.12 "Tourism Development" of the Pancyprian Rural Policy Statement.

The development plot of the proposed project is located at a distance of about 100 meters from the sea and about 25 meters from the beach protection zone. It is about 7 km from the center of the municipality of Sotira, about 5 km from the center of the community of Liopetri, 7 km from the center of the municipality of Ayia Napa and about 6 km from the center of the community of Xylofagos. Within a radius of 1 km from the development plot of the proposed project there are tourist zones, agricultural zones and protection zones. Within a radius of 12 km there is a police station, a hospital and a fire station.

Specifically, the proposed project concerns hotel development with a capacity of 452 beds, in the community of Sotiras, in the province of Famagusta.

The plot in which the proposed project will be developed has a total area of ​​15,944 square meters of which 3.507,79 square meters will be used for the construction of the proposed project. It is located in Rothesi Vlachou. Its building factor is 0,45, its coverage factor is 0,2 and the possibility of developing three-storey infrastructure with a total height of 13,1 meters. The design of the proposed project is in line with its provisions on Hotels and Tourist Accommodation Legislation.

The hotel unit occupies a total of 8.890,95 square meters and includes the following areas:
