An increasing trend in the requested rents for student houses, compared to July, is recorded in almost all the cities of the region.
The availability of properties, suitable for students, in Chania, Rethymno, Kalamata and Corfu, is very small with the rent starting from 400 euros per month (!).
According to a survey by the Panhellenic Real Estate Network E-Real Estates, this year is emerging as a more difficult year even than the years of the memorandums. "The equation is very difficult for thousands of families, as the cost of housing is not only about the rent, but the cost of heating, utilities and other bills. In many cases, the total cost of living for a student reaches €1.000/month", emphasizes the president of the Network, Themistocles Bakas.
In Patras, which has always been a student city, the asking rental prices for studios and two-bedroom apartments are recording a rapid increase in all areas, especially in the highest rental price compared to last year.
A large part of the students studying at the University of Patras, choose mainly the area of Agia Sophia, Fire Department and El. Soldier. Availability in the specific areas is now limited, according to the ads posted on real estate websites.
In the areas of the center of Patras, from Hagia Sophia to the Holy Church of Agios Andreas, 6 out of 10 properties available for rent above the 1st floor up to 50sqm have an asking rent of more than €350, of which three have an asking rent over €450.
The requested rent for a residence of up to 25 square meters in the city center ranges from 270€/month to 350€/month if it is a completely renovated or newly built residence, furnished with all household appliances. Whereas, respectively, for a residence from 30m45 to 280m450 the requested rent ranges from €50/month to €60/month and for 350m550 to XNUMXmXNUMX from €XNUMX/month to €XNUMX/month.
In the Achaean capital until the end of July, 343 independent properties/apartments (not rooms) were registered on short-term rental platforms, now the number of registered properties is 357.
The requested rental prices in the student areas of Patras
In Chania, prices are still high, as there are no long-term rental properties due to the fact that most of them are registered on short-term rental platforms.
At the end of July, in the Municipality of Chania according to data from AirDNA, 4.210 independent properties/apartments (not rooms) were registered on short-term rental platforms, today the registered properties number 4.507, i.e. 297 new properties were registered on short-term rental platforms within 35-40 days .
In Chania, many owners make their properties available for rent for a certain period of time, mainly from the beginning of October to the end of May, with the aim of registering them on short-term rental platforms during the remaining months.
According to the posted real estate ads on websites, the availability of houses, suitable for students above the 1st floor up to 50 m300 with a requested rent of up to €19,7, are only 25,14% of all available houses. In July, the corresponding availability rate was 47,73%. 50%, i.e. about five out of ten houses up to 300 square meters, have an asking rent of between €400 and €XNUMX.
The interested student who chooses to look for a residence in the Municipality of Thessaloniki should know that most of the residences are partially and/or completely renovated. At the same time, he can look for houses younger in age after 2000-2005 in Vardari, where a large part of them are also available furnished.
In July, 2.164 properties were registered on short-term rental platforms in Thessaloniki. Today, registrations total 2.319 properties, of which 545 are in the city center.
In Kalamata, the search for student housing is a "Golgotha" for parents this year as well. The prices for another year record increasing trends, while the available properties - mainly duplexes - are scarce, even reaching €450/month. According to the registered ads on real estate websites, 54,54% of the properties available for rent have an asking rent of more than €400/month.
In the Municipality of Kalamata until the end of July, 839 properties were registered on short-term rental platforms. Now, the registered properties number 1.043, that is, 204 new properties were registered in a period of 30-40 days.
In the Prefecture of Rethymno, 4.658 self-contained properties/apartments (not rooms) are registered on short-term rental platforms, with most of them located in Rethymno. The availability of housing, suitable for students, is limited, with 64,2% of housing available for rent above the 1st floor up to 50 square meters having an asking rent of more than €400.
And in Rethymno, a large part of the owners have their properties available for rent from October to May with the aim of the summer months, to register the property on a short-term rental platform.
In Corfu, the cost of renting a student residence has skyrocketed, recording a double-digit increase compared to 2021. The availability of houses - studios up to 25 sqm is zero. According to the ads on real estate websites, a 25 sq m furnished studio, with all the appliances, has a requested rent of €380/month.
Renting a studio apartment costs from €370/month to €450/month compared to €280 to €430 last year, and a 50sqm-60sqm two-room apartment ranges from €430/month to €600/month, compared to €330 to €500 last year. Now, according to the ads posted on real estate websites, 75% of the houses available for rent have an asking rent of more than €400/month.
