The revelation that there are around 2,000 illegal real estate agents operating in the occupied territories was made by the "president" of the "real estate agents association", speaking on Kibris TV, while he also referred to around 300 other "registered" real estate agents who sell real estate.
Specifically, as reported by the t/k newspaper Kibris and transmitted by the Press and Information Office, Sungiur, pointing his fire at the occupying regime, accused it of being responsible for the retreat caused in the real estate sector by the recent regulations made by of.
As he said, 40% of real estate sales have stopped and that by the end of the year sales will decrease even more.
Speaking to Kıbrıs TV, Siungyur said measures must be taken and spoke of the existence of "speculators" in the real estate market, which he described as a big risk.
"Those who actually make the market are the speculators," he argued and explained how the system works.
He said that a speculator goes to a big contractor, gives him money and asks him to build 100 houses for him, without writing a name and date of sale, not even getting involved in the sale. He also tells him that if there is a difference between the amount he will pay that day and the amount he will sell it for, he will pay it himself, as well as the interest.
“According to information, 80% of the houses for sale are still under construction. There may be a crisis in the construction industry and people may not be able to pay. This is where financiers are essentially taking a risk," he said and complained about the 12% tax levied on property purchases by foreigners, arguing that while things were going in the right direction in the sector, steps were being taken in the opposite direction.
Iranians doing real estate
Siungyur then reported that “when foreign companies buy assets from certain companies, they can get a commission of up to 28%. But even one of our own real estate agents cannot get more than 10%, because he is obliged to do everything by updating, cutting receipts, registering them and making insurance. […] We have about 300 members, but there are also about 2,000 people who are illegal real estate agents. […] 18 Iranian real estate agents who are not citizens made a protocol”.
He described how "an Iranian comes to the "TRDBK" and if the process does not proceed through them, they decided to submit a complaint to the authorities in Iran. This was leaked to us and we reported it, we passed it on to the authorities, but still nothing has been done."
