NOTICE REGARDING THE REQUEST FOR OFFERS FOR THE RENT OF THE STORE NO. 2 OF THE SHOPPING CENTER IN THE PARALIMNIOU APARTMENT TENDER NO. 02A – 7/2022

The Office of the Famagusta District requests offers, from the displaced persons, for the rent of the store with no. 2, of the Shopping Center in the Self-Housing Settlement of Paralimni, which should function as a general purpose store. It is pointed out that priority is given to displaced persons residing in Paralimni.

More details, as well as tender submission forms, can be obtained from the Famagusta District Office in Larnaca and Paralimni and from the Paralimni Municipality Offices.

The offers must be submitted on the special form and arrive at the Famagusta District Office in Paralimni, no later than 11:00 am. (morning) of Friday 18.11.2022. Offers received after the above time and day will not be considered.

INSTRUCTIONS AND TERMS OF CONTRACT FOR BIDDING FOR THE RENT OF STORE NO. 2 IN THE PARALIMNIO APARTMENT TO BE USED AS A GENERAL PURPOSE STORE

GENERAL INSTRUCTIONS

A. The bids must be in a sealed envelope marked "Offer for the rental of shop no. 2, in the Self-Housing Settlement of Paralimni – No. Tender 02A – 7/2022" and be placed in the Tender Box of Famagusta District in Paralimni, no later than 11:00 am. (morning) of Friday 18.11.2022.

B. Bidders must definitely be refugees, but priority is given to displaced persons residing in Acheritou.

C. The Bidder must have a Clean Criminal Record, which must be attached to the Bid.

D. Displaced persons who already rent a store are not precluded from bidding on a new store. However, regardless of the price of the offer, priority will be given to displaced persons who have not rented another shop in the Synoikismus. However, if there is no interest from other non-store owners, then their offer will be considered according to the applicable procedure.

E. The offer is submitted on this form, completing condition 20, on page no. 4.

St. The Government is not obliged to accept the highest or any other offer.

G. The Bidder is bound by the price he will give. Therefore, those interested in more information can contact the Famagusta District Office in Larnaca, tel. 24 – 801038.

special conditions

1. The building will be used exclusively as a general purpose store. In other words, the property will be used for daily/regular service to the residents of the Neighborhood (e.g. food store and other household and personal products, barber or hair salon, beauty salon, bookstore - stationery store, flower shop, branches, kiosk, etc. ).

2. Each offer must state the occupation of the offeror and the number of members of his family.

3. The Bidder that will be selected will be invited to appear at the Office of the Famagusta District in Larnaca, together with a guarantor, to sign the relevant Lease Agreement within a regular period.

In case of failure to comply, as above, the offer is automatically cancelled.

4. The basic condition of the signed rental document will be that the store is used exclusively as a General Use store.

5. The Tenderer who will be selected, must provide at his own expense all the necessary mobile furniture, equipment and other required items, which are necessary for the operation of the store.

6. In cases where the use requires configurations, e.g. WC, kitchens, etc., the "tenant" should submit to my Office the necessary plans for approval.

7. In the case of modifications, the tenant will bear the cost of the conversions and upon vacating the store will be liable for the repairs if requested by the competent authority.

8. The Tenant must keep the premises, as well as all the furniture and facilities in a clean and decent condition at all times, to the satisfaction of the Famagusta District.

9. The validity of the rental will initially be for a period of two years. The Government, however, reserves to it the right to extend the rental period for another year, provided that the services of the Tenant are deemed satisfactory and necessary.

10. The Tenant shall bear the burden and pay all charges for consumption of water, electricity and any other charges and/or taxes payable to any Authority and/or imposed on him in his capacity as tenant/owner of the shop .

11. The Tenant is not entitled to assign his rights and/or to sublet the store or any part of it to any natural or legal person or organization.

12. The Tenant shall pay the monthly rent in advance and without delay.

13. The Rental Document can be terminated:

(a) In the event that any rent payment or part thereof is not made within the deadline set.

(b) In the event that the Tenant sublets the store or part of it.

(c) In the event that the Tenant commits or knowingly permits the violation of any of the terms and/or conditions of this document or fails to comply with any reasonable demand of the Famagusta District after the lapse of fourteen days from receipt of written notice of these requirements.

(d) In the event that the Tenant delays, without reasonable cause, the start of operation, as well as in case of non-regular operation of the store.

14. Termination of the contract will allow the Government to reacquire the store and ensure its freehold and the right to impose on the Tenant the immediate delivery of the store to the Famagusta Prefecture.

15. The Tenant will not prevent the Famagusta Prefecture or its authorized representative from entering and inspecting the sanitary condition of the store's facilities and equipment.

16. The Tenant shall allow the Responsible Sanitary Inspector or his representative to enter and inspect the sanitary condition of the premises and equipment of the store.

17. The Prefecture of Famagusta has the right to determine the maximum selling price of the goods, items, objects or services offered by the Renter.

18. The Prefect of Famagusta has the right to require the Tenant to compensate the Government for:

(a) Any loss or damage to Government property (excluding physical wear and tear);

(b) Every action, demand, expense and claim for personal injury (including injury resulting in death) or for damage or loss to property sought to be brought against the Government or any of its servants or agents by any person and arising out of or relating to anything committed, permitted or omitted within the premises or in the exercise of the Tenant's profession and which is due to the negligence of the Tenant, his servants or agents.

19. The Government and/or the Prefecture of Famagusta are not bound by the highest or any other offer.
