Similarly commercial real estate such as shops, cafes, offices etc. are expected to see traffic increase as they are now more easily accessible by residents of neighboring but more remote areas.

«The demand for homes in places where the subway goes is automatically increasing. There was already in the previous months a smaller demand from the citizens who knew that the stations would be put into operation in 2020. But because the schedules do not always fall in, there was also a caution. However, now that the operation of the new stations in Nice, Korydallos and Agia Varvara is a fact, we will see in the coming months that the demand will be even higher ".
The parking It used to be a problem mainly for Nikaia and Korydallos, which are densely populated areas, a fact which now with the metro becomes even more serious.
"Those who want to rent a house in the specific areas and have a car choose houses with parking space" explains Lefteris Potamianos while as he clarifies there is a greater demand for newer apartments that are usually located higher than the first floor.
The station of "Agia Varvara" is noted to be located in Agia Eleousa square, "Korydallos" in Eleftherias square and "Nice»In Agios Nikolaos square.
The three new stations are estimated to will serve 60.000 passengers daily, a number that will increase even more in 2022, when the expansion to the "Municipal Theater" station of Piraeus is completed.
The frequency of STASY itineraries at peak hours (07.30-17.30) in the section Egaleo - Doukissis Plakentias will be 4 minutes, and in the section Egaleo - Nikaia will be 8 minutes. The first route from Nice station will start at 05.30 in the morning and the last at 12.05 in the evening.
The distance from Nice to Syntagma is covered in 14 minutes and from Nice to the Airport in 55 minutes.
With the extension by 4 km to Nice, metro line 3 will have 24 stations that will reach 27 in 2022, with the addition of "Maniatika", "Piraeus" and "Municipal Theater" stations.
According to his information Urban Transport Organization, from the day the three new stations were handed over to traffic, the redesign of bus lines in the wider area of the municipalities of Keratsini - Drapetsonas, Nikaia - Ag. Ioannis Renti, Korydallou, Saint Barbaras, Perama and Piraeus, aiming at the interoperability of the road transport network with the new stations of line 3 of the metro.
The transport interventions, 12 in total, are based on the modifications of lines, so that there is the possibility of new transfers and on the other hand the establishment of a new line that will connect the Municipality of Piraeus with the metro network.
The remodeling of the lines is divided into two phases: The first phase, which was implemented with the start of operation of the three new stations, provides for immediate interventions, which will be evaluated after the first period of operation of the stations. Then and in a reasonable period of time, the situation will be evaluated and the Organization will proceed to the second phase of redesign, as needed, for the optimal transport service of these areas.
