Students interested: The map of rents in Greece

students Greece, Rents, Students

Undoubtedly, the short-term lease has changed the data in the search for housing for students, especially if we take into account that the properties that are rented only through Airbnb in the center of Athens reach 5.500.

So, as reported by "Ethnos tis Kyriakis", the students who will choose an apartment in the center of Athens will be invited to put their hand deep in their pocket. One of their options is to choose neighborhoods with good transport connection to the center of Athens, such as Ampelokipi. But also to settle in areas with properties at more affordable rents, such as Ano Kypseli, Goudi and Kato Patisia, which are within walking distance from the city center.

Due to its proximity to Panteion University, Koukaki has always been the first choice of students of the academic institution of Syggrou Avenue. However, according to E-Real Estates, rental prices are rising year by year, with the average monthly rent for a two-bedroom apartment ranging from 450 to 750 euros - from 420 to 500 euros last year. In the same area, prices for furnished studios range from 450 euros to 720 euros - last year prices ranged from 300 to 450 euros for unfurnished properties. The demand is so high that the owners have hired furnished roofs with rent from 270 to 400 euros.

Respectively, in Exarchia - Neapoli - Museum managers and owners have 779 accommodations for tourist rent, while finding a home in Kolonaki is not only very expensive but also extremely difficult. In this district the monthly rent is around 600 euros. An apartment is rented from 550 to 700 euros, while if it is furnished the rent is set at 500 euros.

In Mets, the "soul" of Airbnb, available properties remain very expensive due to short-term leases. The rent for a furnished studio and an apartment is 300-550 euros and 600 euros, respectively. In Neos Kosmos, compared to last year, rents remain stable, which amount to 220-320 euros for a studio and two-room apartment and 300-400 euros, respectively.

In Kallithea, chosen by students of Panteion University and private schools in Moschato, according to E-Real Estates, the phenomenon of cohabitation is expected to be repeated this year, while old properties that remained unclaimed for years will be in demand. Prices remain stable for studios and roofs, but show an increase of 28% for apartments, where the minimum asking price is 320 euros, from 250 euros last year.

Travel to Thessaloniki

In the last year we observe an informal internal movement of the owners from the northern suburbs (Panorama, Oreokastro, etc.) to the historic center of Thessaloniki and to the beach. This is because in these districts there are houses of 200-300 sq.m. accompanied by high maintenance costs and of course transportation costs.

So they choose to rent these houses, while in the city center the Airbnb phenomenon is a permanent reflection. This is the reason why the available houses for rent in Thessaloniki have declined significantly compared to last year. Saranda Ekklisies, Agia Sofia, Aristotelous, Kamara and Proxenou Koromila belong to the areas that attract the interest of students, where, of course, the available properties that meet the specifications are few.

Triandria and Ano Poli are the neighborhoods chosen by students who could not find a home in one of the aforementioned areas. In Ano and Kato Toumpa, which are the eastern side of the city, the demand is high, while the reduction of the available properties for rent is around 20%. Rents remain stable compared to 2018. A small increase of 5% is observed in the lowest prices and mostly for studios.

Patras - Tripoli

Given the reduction in the number of students admitted, the number of students who will be settled this year in the capitals of the Prefectures of Achaia and Arcadia will be smaller and therefore the supply of houses will be higher. In Patras in the past significant investments were made in a student dormitory near the academic institutions, we would say that the first-year students choose houses in the neighborhood of the schools, but not in the center of Patras. However, there is a phenomenon of sophomores moving to the city center. In general, student housing rents show a reduction of as much as 20% in almost all student areas.

Ρόδος

The search for housing for the students of the University of the Aegean is expected to be particularly difficult, as in the Island of the Knights the short-term rental platforms have been dominant for at least the last three years. This year, according to Mr. Bakas, the houses available for conventional rent have been reduced by 50%, while prices are increasing by as much as 50% compared to last year. Indicatively, for a studio the monthly rent starts from 310 euros and even reaches 380 euros.

Komotini

The greatest demand is concentrated around the main square and at a distance of up to 300-400 meters. In the last five years in Komotini 30 apartments have been added to the properties for rent, while there is no significant change in the availability of properties for rent compared to 2018. Moreover, prices remain stable, with small reductions in the upper price in apartments compared to last year .

Nafpaktos

The completion of Ionia Odos has absorbed part of the supply of houses by employees employed by the highway management and maintenance company. Leasing through Airbnb, especially during the tourist season, could not be absent from Nafpaktos. In the remaining months, the properties are available to students with the prices remaining at the same levels as in 2018.

Crete

In the sought-after tourist destination of Chania, students will find it difficult to find a home. Nea Chora and the Old Town are concentrating the greatest demand, with prices, due to short-term leases, having increased, compared to 2017, even 100%. The monthly rent for a ground floor apartment is set at 300-350 euros for rent for 10 months, while an apartment is rented from 420 to 450 euros. In Rethymno the offer is small and inversely proportional to the city center and the wider area of Gallos, where the University of Crete is located.

As a result, one of the practices that students adopt is the cohabitation of even more than two people in larger homes.

In other words, the "headache" is related to the lack of supply and not to the style of rents, which amounts to 190-350 euros, from 180 to 310 euros in 2018. In apartments the rent ranges from 350 to 450 euros, with the corresponding range to be 260-350 euros for 2018. The farther the property is from the campus and the center, the less the rent is reduced, but in this case the issue of moving to and from the university arises.

In Heraklion the rents increase even by 35% and start from 380 and 400 euros for a studio and an apartment, respectively, when in 2018 the respective rental values were 200-280 euros and 300-320 euros. Kato Poros, Alikarnassos, Kaminia and 62 Martyron Avenue are areas that are far from the center, but have good transport access, being affordable options.

Launch of rents in Egaleo

An increase in rents and a simultaneous lease of 15% on available properties for rent is recorded, according to E-Real Estates. So the monthly rent for a studio apartment from 150 to 220 euros in 2018, this year has skyrocketed to 240-300 euros. The monthly rent shows an increase in the apartments as well, with the prices, from 200 to 280 euros in 2018, having increased to 250-400 euros. The proximity to the metro and recreation areas that have emerged in recent years combined with more and more landlords turning to short-term leasing have reduced supply. A common denominator in all this is the demand from students of the TEI of Athens, Piraeus and the Agricultural School of Athens.
