The Environmental Authority supported the licensing of the villas and the Club Pavillion in the Ayia Napa marina, paving the way for the Department of Urban Planning and Housing to approve another development for the project, which is estimated to cost € 220 million.

The proposed project is part of the Ayia Napa marina, which will be built in the area of ​​Agia Thekla - Makronisos, on the border of Ayia Napa and Sotira.

The project concerns the construction of 29 villas which will be used exclusively for residential use and the implementation of the Club Pavillion recreation area which will be located in the southwestern part of the Ayia Napa marina.

The 17 villas, 6 Peninsula Villas, and 11 Beach Villas, are located at the western end of Ayia Napa Marina and are adjacent to the artificial beach that will be created for the entertainment purposes of the project users and bathers. Club Pavillion, is located in the southwestern part of the marina and will be accessible to the public and users of the marina. The remaining 12 villas (Island Villas) will be erected in an area which will be created by backfilling within the marina basin. It is noted that the cost of the villas ranges from € 500 thousand to € 5,2 million each.

The development site is located about 950m east of the organized beach of bathers of Agia Thekla beach and about 750m west of the Makronisos peninsula. In particular, the development is located south of Agia Thekla Avenue.

The project is proposed to be implemented in a narrow rocky coastal strip in the area of ​​Agia Thekla west of Ayia Napa. The development site is located within the Special Protection Zone of Agia Thekla-Liopetri, which is considered an important point for the migration corridors and the wintering of a number of birds from Cyprus and the EU as a whole. The development plot has been designated as a Special Zone for the development of the marina.

The Tourist Zone T3δ3 is the predominant urban zone in the surrounding area, which among other things covers the coastal part of the area to the southeast of the development area of ​​the East Tower.

According to the Department of Antiquities, five Ancient Monuments and Archaeological Sites are located in the adjacent area of ​​the marina. The closest are the chapel of Agia Thekla at 150m to the west and the Archaeological Site "Zygatzin" at 250m to the northeast.

The size of the development and the fact that it is located within the boundaries of the Special Protection Zone of Liopetri - Ag. Theklas of the Natura 2000 Network, is expected to bring pressure and negative effects on the protected area and the species that are hosted.

The Environmental Authority in its opinion states that the construction and operation of the unit in this area, will bring negative and irreversible effects on the Special Protection Zone (SPA) Liopetri - Ag. Theklas and more specifically in the species Charadrius leschenaultia, as well as in species of flora of the Red Book of Cyprus, as found in the report of the Due Environmental Impact Assessment for the work of Makronissos Marina Ltd.

The Environmental Authority recommends that the proposed project be licensed, provided that the terms contained in the opinion for the entire project of Makronissos Marina Ltd will be applied, as well as the inclusion in the Town Planning Permit, of specific conditions set during the examination of the application. for the villas.
